Start with the actual handover requirement
Review your own handover checklist and ask the relevant parties to clarify uncertain items. List rooms, bathrooms, appliances, cupboards and furnished items that need attention. A cleaner cannot promise deposit recovery or landlord acceptance merely by calling a package end-of-tenancy cleaning.
Make inclusions and exclusions visible
Ask separately about internal windows, high or external areas, oven interiors, refrigerator interiors, upholstery, mould, stains and waste removal. Describe access limitations without requesting unsafe work. Do not assume a deep-clean or chemical-treatment label includes every item on your list.
Compare staffing and charges on the same basis
Confirm team size, expected work duration and whether the quote is task-based or time-based. Ask about supplies, equipment, transport, parking, taxes and approval for extra hours. Cleaning hours and worker-hours are different measures; ask the provider to explain the quoted basis.
Plan access, inspection and any return visit
Agree on access and key handling privately, and arrange a check before the team leaves where practical. Record outstanding tasks without posting private home photos publicly. Ask who to contact, how soon issues must be reported and which exact conditions apply to a return visit.
Use the actual handover requirements
Give each provider the same room list and the handover requirements you actually have. Separate routine cleaning from appliance interiors, windows, stain treatment and removal work. Ask what can be included and what needs a separate assessment. Do not treat a checklist as confirmation that a landlord or other party will accept the result; obtain the relevant expectations directly.
Agree access, inspection and rework
Confirm access, utilities, timing, item exclusions and the complete written charge. Ask who checks the finished work, when concerns must be reported and what any proposed rework arrangement covers. Keep the agreed scope and completion record. A cleaning quote does not establish deposit deductions, tenancy rights or another party’s obligations; those remain separate matters.
